How we rank property management software
Every ranking on Landlory follows the same process. Here's exactly how we evaluate tools, where our data comes from, and why payment never buys a higher spot.
Where our data comes from
- Pricing — taken from each vendor's public pricing page and verified per tool. Where a vendor only quotes on request, we label it "Custom" rather than guess.
- Features — checked against vendor documentation and product tours, recorded as yes / partial / no in a consistent matrix.
- Ratings — pulled from established third-party review sites (e.g. Capterra), with the source and review count shown next to each score.
How we rank within a category
Each "best for {segment}" list is scored for that specific buyer, not in the abstract:
- For price-sensitive segments (DIY and small landlords, short-term rentals, student housing) we weight affordability and a free option most heavily — a great tool you can't afford isn't the right pick.
- For professional and large-portfolio segments we weight feature depth and accounting power, where it actually matters.
- Third-party rating is a tie-breaker in both cases.
Badges like "Best value", "Highest rated" and "Best free option" are computed from this data — they're not editorial favours.
Our independence policy
Landlory is reader-supported. When you sign up through links on our site we may earn a commission — but this never affects our rankings or what we recommend.
Affiliate links are marked rel="sponsored" and
open in a new tab. Vendors can pay for clearly labelled
featured placement, but they cannot buy a better ranking,
a higher rating, or a more favourable review. If we wouldn't recommend a tool, no
amount of money changes that.
Keeping it current
